South Riding

Loudoun County, VA

South Riding is the largest and finest example of neo-traditional development in the Northern Virginia area. This large, multi-zoned planned community contains a mix of residential units, retail space, and several hundred square feet of commercial low-rise buildings. Rupurt was involved with the project from the rezoning stage to planning and final design. Major infrastructure design, land planning, surveying, and civil engineering services were provided for all of the multi-family portions of South Riding. This included three sections totaling approximately 600 units of garden-style apartments. Plans were also prepared for a number of high-density townhouse developments.

Rupurt was retained to prepare additional preliminary and final land development site plans for approximately 2,000 residential units and the majority of the retail and commercial sites. Rupurt survey and design teams used their knowledge of current local, county, state and federal requirements to prepare the necessary documentation including feasibility studies and flood plain studies with FEMA Map amendments. Design services incorporated a school site design, including athletic fields, as well as a major collector and minor road design, erosion and sediment control design, and stormwater management facility design. Other services included water, sewer and storm drainage utility design, site grading, ALTA and ACSM surveys, and construction surveys for both house construction and land development improvements.
